As a master property manager, I often get asked why rental application fees aren't refundable. Let's dive in!

What Does Your Application Fee Cover?

  1. Credit, Criminal, and Eviction Checks
    While part of your fee goes towards our 3rd party screening company for these reports, that's just one piece of the puzzle.
  2. Identity Verification
    We use advanced systems to confirm applicants are who they claim to be, protecting both parties from fraud.
  3. Income Verification
    We thoroughly assess an applicant's ability to consistently pay the monthly rent, which involves analyzing various financial documents.
  4. Document Authentication
    Each submitted document is carefully scanned for signs of manipulation or fraudulent activity. Remember, falsifying documents to gain approval for a rental property is fraud and can lead to serious legal consequences.
  5. Administrative Costs
    Processing applications requires staff time and resources, regardless of the outcome.

Why Non-Refundable?

🕒 Time and resources are invested in processing EVERY application, approved or not.

🔄 The information gathered has value and can't be "unused" once obtained.

🏢 It helps discourage non-serious applicants from flooding the system.

Even if an applicant is not approved, the property manager has still invested time, technology resources, and effort in acquiring and processing that data, beyond a 3rd party screening report.

Here's What to Do:

  1. Review Requirements: Carefully read and understand the specific qualifications needed, such as credit score, income level, rental history, required documents, etc.
  2. Understand the Process: Be aware that many property managers won't discuss your specific situation before you submit an application. If you believe you meet or exceed the stated rental requirements, proceed with applying. If not, it's best to refrain from applying to avoid paying the application fees. 
  3. Prepare Your Documents: Gather all necessary documents like pay stubs, bank statements, and identification to ensure a smooth application process.
  4. Be Honest: Ensure all information you provide is accurate and truthful. Falsifying information can lead to immediate disqualification and potential legal consequences. (CPNs are not legally recognized and are not issued or recognized by the government. Using a CPN on a rental application could be considered fraud or identity theft, potentially leading to legal consequences, including fines and imprisonment) 


It's in your best interest to be confident in your qualifications before applying. By being informed and prepared, you can make a wise decision about whether to apply and increase your chances of securing your desired rental property, before you spend the application fee! 🏡✨
