Approximate Life Span of Major Appliances

⭐WATER HEATER: 8-12 Years.

⭐HVAC: 15-20 Years.

⭐RANGE: 13-15 Years

⭐DISHWASHER: 6-10 Years

⭐MICROWAVE: 5-7 Years

⭐REFRIGERATOR: 12 Years

⭐GARBAGE DISPOSAL: 10 Years


Now, keep in mind the life expectancy is based on NORMAL usage and based on the manufacture date, not the date you purchased the appliance.


If you have purchased a used appliance, you will need to check the manufacture date. This will help you determine how much repair work may be required to keep the appliance working properly.


Appliance repair technicians usually will not work on appliances over 10 to 20 years because they are usually not worth the cost of repair and some parts may even be obsolete. You could be placing a band-aid repair to save money one week and unfortunately a full replacement the next week.


Choose wisely.


Knowing the manufacture date of your appliances in your rental property will help you determine whether you should be looking at a repair cost or potential replacement cost.
